The range of requirements from our clients is extensive, from single unit developments, to several acres for development in rural, or city centre environments.
IN THE CURRENT CLIMATE WE RECOGNISE THAT EXPENDITURE ON MEASURED SURVEY FOR PLANNING AND FEASIBILITY MUST BE KEPT TO A MINIMUM.
We are sensitive to instances where all that might be needed by a Client is a feasibility survey for outline planning permission.

Rights to Light
“One may claim a Right to Light when light has been enjoyed through
existing apertures of a building for a minimum of 20 years.”
– The expression “existing apertures” refers to the existing structural openings and not to the age of a frame or the glazing itself.
So, what does this mean?
A Right to Light is a right to prevent a neighbour or a developer from obstructing the light to the existing apertures of a preexisting building.
This means that with a successful claim to an infringement of a right to light, one could obtain an injunction to prevent (or to reverse) the infringement.
Alternatively, a successful claim to an infringement of a right to light could result in the payment of appropriate damages by way of compensation if the infringement is to continue.
Our reports are prepared to support planning applications by individuals and developers as well as to provide the basis to appeal planning applications/planning objections.

4. Boundary Matters and Solutions (Disputes)
From a free consultation, to expert witness testimony (should the need arise) you will find Survey and Engineering Services to be of great help when dealing with boundary matters.
We understand that boundary disputes can be stressful and frustrating.
Although Land Registry plans and Ordnance Survey maps provide good guidance, they provide only the general position of a boundary.
The width of the lines drawn on Land Registry and Ordnance Survey plans can equate to meters on the ground. For example, when drawn at 1:1250 scale, a 1mm thick red line on a Land Registry Plan equates to 1.25 metres on the ground.

Defining boundaries can be protracted and expensive, but Survey and

We are highly experienced in providing clear reports for solicitors or the court as well as providing expert witness testimony.
Recording a Boundary Agreement – Applications to the Land Registry
A boundary agreement can be updated with the Land Registry, with Title Deeds altered for the purpose of bringing the register up to date according to paragraph 5 of Schedule 4 to the Land Registration Act 2002. Survey and Engineering Services can complete an application for an alteration to the register, to reflect an agreed boundary, with Land Registry compliant drawings, where this is necessary.
We also provide drawings for first registration with the Land Registry as well as Land Parcelling – submission of new drawings and applications to the Land Registry for new Title Deeds when land is sold or parcelled.
5. Floodplain Definition and Land Parcelling
Floodplain Definition
Increasingly, the planning authorities dealing with various construction projects require detailed drawings for floodplain analysis. We are very pleased to provide drawings and data to satisfy these requirements, such as providing the precise development area by accurate contouring and setting out.
All of our surveys are held to the Ordnance Survey National Grid using our own GPS equipment if required.
Land Parcelling
Survey and Engineering Services provide drawings suitable for Land Registry and associated setting out.
We provide accurate and precisely drawn Land Registry compliant plans.
We are registered with the Land Registry to submit applications for title deed alterations and new submissions, providing drawings, necessary evidence and completing applications for amendments to the register.
We provide drawings for first registration with the Land Registry as well as Land Parcelling, submission of new drawings and applications to the Land Registry for new Title Deeds when land is sold or parcelled.
6. Laser Scanning
Utilising a 3D laser scanner we are able to provide our clients with a large volume of 3D data.
This can be provided as a point cloud or used within SES Limited to provide DWG and PDF drawings.
The 3D laser scanner accurately picks up large amounts of survey data to a higher level of detail and at a much faster speed when compared to surveying with the traditional total station, this allows us to keep our prices competitive.
The scanners flexibility allows freer access to accurately survey areas which would otherwise be awkward or impossible – such as finite detail on listed building elevations or hidden or obscured detail above false ceiling tiles.
The speed and range of the scanner also means that more detail is captured on site within fewer ‘setups‘ thus keeping disruption on site to a minimum.
